Da Nang’s real estate market had a strong start in 2025, driven by a booming local economy, new legal reforms, and increased foreign investment. With Vietnam’s Q1 GDP up 6.93% and Da Nang’s GRDP soaring 11.03%, the city is cementing its position as Central Vietnam’s real estate hotspot.
Key Highlights from H1/2025
4,541 new apartments launched, 65.16% absorption rate.
Hot districts: Ngu Hanh Son & Son Tra — strong demand thanks to coastal location and improved infrastructure.
Buyer profile: 65% from Hanoi, 20% Da Nang, 10% HCMC, 5% others (2–3% foreign buyers, mainly Korean & Chinese).
Legal boost: New 2024 Land Law & 2023 Housing Law streamline ownership processes, increasing buyer confidence.
Mortgage rates: 5.2–5.6% fixed for 3 years, up to 40-year terms.
Residential Market Trends
Premium & mid-end apartments saw the highest absorption rates, driven by flexible payment plans and rental potential.
Secondary market prices rebounded — Ngu Hanh Son saw a 42.6% jump in average price to $2,693/m².
Demand shifting from low-rise land plots to ready-to-move-in, title-deed-ready apartments.
Landed Properties
Townhouses in Ngu Hanh Son and Son Tra priced from $3,600–$5,200/m² are seeing high demand.
Hoa Xuan continues to be a hotspot for short-term trading profits.

Office Sector
New supply from Software Park 2 and The Summit put pressure on occupancy.
